FAQ
Straight answers.
The questions borrowers ask most, answered plainly. If yours isn't here, ask the AI Advisor or reach out directly.
What's the difference between a broker and a bank?
A bank can only offer its own products at its own pricing. As an independent broker, Manor shops 40+ wholesale lenders on your behalf to find the right program and pricing for your scenario. You get more options and the same personal service.
I'm self-employed. Can I still qualify?
Absolutely. We have multiple programs designed specifically for self-employed borrowers. Bank statement loans qualify you on 12 or 24 months of deposits — no tax returns required. P&L loans, 1099-only, and asset depletion programs are also available depending on your situation.
What is a DSCR loan and who is it for?
DSCR (Debt Service Coverage Ratio) loans qualify based on the investment property's rental income rather than your personal income. If the rent covers the mortgage payment, you can qualify — no W-2s, no tax returns, no DTI calculation. Ideal for real estate investors who want to scale without being limited by personal income documentation.
How fast can you close?
It depends on the loan type, the lender, and how quickly documents come in. Hard money and bridge loans are built for tight schedules, while full-doc and non-QM files follow each lender's underwriting process. A complete file is the single biggest factor in moving quickly.
Do you work outside of California?
Manor Home Loans is currently licensed in California. Expansion to additional states is planned. If you have a scenario in another state, reach out directly at dru@manorhomes.co and we can discuss options.
Can you quote me a rate?
Any rate advertised without knowing your credit score, LTV, loan type, property type, and lock period is a marketing number — not your number. As a wholesale broker, Dru pulls live pricing from 40+ lenders and presents your actual options. The fastest way to get real pricing is to start an application or reach out directly.
What's a reverse mortgage and is it right for me?
A reverse mortgage lets homeowners 62+ convert home equity into cash without required monthly mortgage payments. You keep the title and remain responsible for property taxes, insurance, and upkeep. The loan is repaid when the home is sold or you move out. HUD-approved counseling is required before closing, and we walk you through every step.
Is the AI Advisor giving me financial advice?
No. The AI Advisor is for educational purposes only. It explains programs and underwriting concepts, and it does not quote rates or make a decision on your loan. For your actual scenario, talk to Dru.
Does reaching out pull my credit?
No. Sharing your scenario through the form or a call doesn't pull credit. A credit report is only ordered once you apply and authorize it.
