No. Most foreign national programs accept an ITIN (Individual Taxpayer Identification Number) or can proceed with passport and visa documentation alone. Some lenders have no US tax ID requirement at all. Your loan officer will identify which approach works for your situation.
Yes. Foreign income documented through employer letters, foreign tax returns, or foreign bank statements is accepted on most programs. The income is typically converted to USD using current exchange rates. Lenders vary on which foreign income sources they accept — your loan officer will match your income type to the right lender.
Most foreign national programs are structured for investment properties — lenders are more comfortable with rental income as a repayment source when the borrower lives abroad. Some programs allow foreign nationals to purchase US second homes. Primary residence purchase by a non-resident is generally not available.
